Our Design-Build Approach
We have developed a system that promotes transparency, flexibility, and precision to ensure a successful project that surpasses your expectations.

Our process allows every detail of your project to advance through a single point of contact to increase efficiency and eliminate surprises.
1 INITIAL CONSULTATION
WE'D LOVE TO MEET, LISTEN, AND LEARN MORE ABOUT YOUR VISION
The first step in the process for any project is the initial meeting, which we offer at no charge to our clients. This is our opportunity to listen and learn about your vision while we understand your goals. It's great if you can provide us with a few items of information so we can better provide you a realistic scope of the project, both in terms of design the establishing a budget. Beneficial items bring with you may include a bullet list of your goals, a site plan of your property, a rough sketch of your dream layout, and any inspirational photos you find appealing. We'll return to our office to analyze the site plan and understand the codes that we'll need to follow before developing a Cost Analysis of the project to aid in understanding how much the project will cost. Our goal is for you to be comfortable with our team and knowledgeable about the steps moving forward.
2 FEASIBILITY STUDY
LET'S GAIN CONFIDENCE AND UNDERSTANDING BEFORE TAKING THE BIG PLUNGE
Our second step is to invite you to our office for a presentation of a custom schematic design that accomplishes your dreams. Our team will generate floor plans, computer models, and 3D renderings to illustrate a feasible direction and begin a dialogue to clarify our options. By the conclusion of our presentation we will have a full understanding of the project including visualizations of the end result, a refined cost analysis of our budget, and a strong confidence in our collaborations being a success. This level of detail incurs a small fee which can later be absorbed into the full design fee. If we are building a new home for your project it is good to get started with the civil engineering process at this time, as well.
3 ARCHITECTURAL DESIGN
VISUALIZING AND DRAFTING YOUR DREAM HOME
It's time to sign a Design Agreement and our team of professional designers will custom design the home or renovation to your specifications and adhere to the information we've learned to this point. We will hone our plans in detail until we've found the correct combination of form, function, and cost. Included are a full set of permitting and construction drawings, detailed designs for kitchens and bathrooms, 3D models of the home, and any other items needed to realize your vision.
4 ITEMIZATION AND PERMITS
TRUTH IS IN THE DETAILS... OH, AND WE NEED APPROVAL BEFORE WE CAN BEGIN
Once our plan is nearing completion we move forward with an itemized cost sheet to ensure we're on track to meet our budget. First, we will complete the designs of our kitchen and bathrooms by making selections together and visiting appliance, fixture, and tile showrooms together. Meanwhile, our drawings are sent to our subcontractors and suppliers to gather bids for the work to be done. Within a couple of weeks we'll have a full list of costs to review in detail. Once the numbers are in-line with our goals we move forward with the permitting process.
A building permit will be required for all projects which gives us permission from your local jurisdiction to start construction. A typical building permit process takes three to six weeks to complete. All newly built homes and major addition projects will also require a grading permit which has a four to six month approval process that should be well underway before we submit for the building permit.
5 PROJECT CONSTRUCTION
RESIDENTIAL BUILDING AT IT'S FINEST
With all permits approved we can start building. Our itemized cost sheet will be finalized and we'll sign a Construction Agreement that outlines payments for the project. We'll also develop a construction timeline to establish and understand our start and end dates. We will have a operations manager and lead carpenter on-site at all times to manage the project. During construction we will send intermittent updates on our budget status, timeline status, and requests for approval on purchases and changes. Our goal is to keep the construction process as transparent as possible and keep you informed on the day-to-day workings of your new home.
6 COMPLETION
MOVING-IN AND ENJOYING YOUR NEW HOME
Finally, the dust settles and we're ready to complete the final touches. We will walk the home together to develop and agree upon a punch-list of any outstanding items that need to be finished. We'll also return to the house one year after completion to touch-up any items that need repair.
