THAT PROJECTS MOVE FORWARD WITH MOMENTUM AND CLARITY.

A traditional process of building a home starts with an architecture firm who involves multiple builders to create a competitive bidding process. Once a builder is selected and construction begins, the both entities coordinate on any problems that may arise including missed items, errors, finish selections, etc.  This system leaves many opportunities for miscommunication and finger pointing that can be a headache for homeowners.

We don't do that.

AND A GENERAL CONTRACTOR




Once we discuss your project and you decide to sign-up for our services, we begin with a Feasibility Study. This is our chance to design a concept for your project and present preliminary 3D visualizations, floor plans, and a Cost Analysis. This study takes two to four weeks to complete and concludes with a design presentation at our marina. If you like the way we work and agree that partnering with us will be a success, then you hire us to be your architect. We'll find a place in our construction calendar for a target start position and begin design work in earnest.

During the architectural phase, we'll move quickly towards a set of construction drawings and an itemized bid. This gives us a chance to complete the design of the house's interior while the necessary engineering takes place. Your designer will be with you every step of the way to ensure a clear design vision throughout the project. When the itemized bid returns favorable costs, then we'll apply for a building permit with the county or city.

  • THERE IS NO NEED FOR A COMPETITIVE BIDDING PROCESS NOR COORDINATION BETWEEN DESIGNER AND BUILDER.

  • CIVIL OR STRUCTURAL ENGINEERS ARE SOMETIMES NEEDED OUTSIDE OF OUR CONTRACT.

 

WE CAN HANDLE THE ESTIMATION AND
PERMITTING PROCESSES FOR YOU




We'll finalize the designs and itemized cost sheet while the grading and building permits are under review. Once the budget is set, we'll sign a construction agreement and help coordinate with your bank for the construction loan, if needed. The banks typically need a month or two to appraise the drawings and cost sheet, ratify the loan, the send the initial draw.


 

OUR DESIGN AND CONSTRUCTION SERVICES
ARE GIVEN WITH SEPARATE CONTRACTS




With the necessary permits active and our financing in place, we can move forward with construction. Our office of designers will coordinate with the field managers to ensure clarity and keep the project on schedule. You'll be able to follow construction and stay on-track with the budget with monthly updates from Vanessa to clarify any numbers that may differ from our original line items.

During construction, we'll be able to adjust decision making on-the-fly with little or no impact to schedule. If there are questions on-site, our managers simply call the office to discuss issues and quickly find solutions. Every project has instances of confusion and decision making. Our job is to smoothly solve them, likely without the homeowners knowing a problem existed.

Once final inspections are passed and we're nearing the end of our build, we'll schedule a time to walk through the project with you and create a punch list of remaining items. We'll tackle these small odds and ends quickly so you can move in and enjoy your new home.
