WE OFFER A SMALL STEP INTO OUR DESIGN PROCESS THAT CAN BE
USED AS A JUMPING BOARD INTO THE ARCHITECTURAL PHASE.
Custom designs can be an expensive part of any project. An architect's fees are typically based on a percentage of perceived construction budgets, some as high as 12%. This can feel like a large slice of the pie to send out on Step One before you even see what the architect can offer toward YOUR project. That's a big check to pay towards something unknown. Well, to be honest, you're correct. We should have a system where you can see, in real time, what our architects can do for you under a smaller flat fee.
A FEASIBILITY STUDY IS A STEPPING STONE
FROM INITIAL SALES TO ARCHITECTURAL DESIGN
Once we meet and determine that your project is viable, our typical start is with a Feasibility Study. The goal of the study is to develop a conceptual design that culminates in a presentation of floor plans, renderings, and a cost analysis of your project. We're not chasing a fully developed and detailed house design; but rather a great visual that helps us understand budget and design skill.
To begin, we'll review your scope of work, assess your existing site plans, and use your inspirational photos to develop a design that fits your needs and vision. Often a site visit is needed for us to learn more about the project or measure the existing conditions. This will assist in building a 3D model of your home in our computers and begin laying out a realistic solution. This process typically takes two to four weeks to complete.

THERE IS NO NEED FOR A COMPETITIVE BIDDING PROCESS NOR COORDINATION BETWEEN DESIGNER AND BUILDER.

CIVIL OR STRUCTURAL ENGINEERS ARE SOMETIMES NEEDED OUTSIDE OF OUR CONTRACT.

As a design build company, we have first-hand statistics of how much it costs to build a house in today's construction environment. We apply these numbers to our conceptual design to create a Cost Analysis that outlines an anticipated cost to complete the project being presented. These numbers are not meant to be a full construction estimate, but rather a realistic projected budget that A) gives us confidence in understanding a budget that would accomplish our goals and B) determines what numbers our architectural design fee should be based upon.
At the conclusion of our study, we are now armed with information that allows us to proceed with confidence in our scope and budget. If our sales pitch was successful and you'd like to move forward with us as your architect, we'd sign a design agreement based on 6% of projected construction costs and begin our architectural design phase in earnest.
